Making the Most of your ownership

The most important step an owner could take after joining The Summit Resort is to become familiar with all the possible ways of using your ownership.
  1. Reserve your week early! (Flex time only): Book your weeks as early as possible. The owner who can plan ahead and reserve his time at 270 days out is rarely disappointed in his vacation plans. It is not necessary to wait until the beginning of the calendar year to make your plans. If you have not yet been billed for your Maintenance Fee, you may book your week and then wait for the billing to pay the fee. Reservation Confirmations will not be mailed until the fee is paid, but the week will be held for 15 days. Holiday weeks are almost always completely reserved as soon as they are open for reservations. If you are unable to plan ahead for your vacation, we recommend that you plan to vacation during the first half of the year when usage demand is much less or plan to take advantage of the double Mid-Week Split.

  2. Avoid the End of Year Crunch! (Flex time only): The second half of the year, especially the last three months, is always completely booked early by people who must take time in the second half of the year or lose the week. If you want to vacation in the second half of the year, plan ahead and make your reservation early to avoid being “squeezed out” by people trying to get in their week at the last minute. Additionally, rentals for weekend time in the second half of the year are a little more difficult to obtain. Mid-week rentals do occur more frequently as well as “last minute” availability, so always be sure to call and ask about openings.

  3. Split your week! (Flex time only): For many owners the flexibility of splitting their week into two “mini-vacations” provides a satisfactory way of enhancing their ownership. In many cases, weekends are not available on a “short-range” notice, but the mid-week portion is free. It is possible to book a popular time mid-week and book the remaining portion of your week for another time. You may book your split week portions on two different calls or you may reserve both sections with one phone call to reservations, as long as both portions are within the 270-day limit. The Double Mid-Week split will reward those owners who do not choose to travel on a weekend with a bonus day for the second mid-week portion.

  4. Exchange your week! One way to broaden your horizons is to trade your week at the Summit for a week somewhere else. Exchanges are completed through our affiliated exchange company, Interval International. To get a fuller understanding of Interval International, owners should refer to the Interval International Traveler Magazine-Membership and Exchange Guide. Owners wishing to exchange a week in the next year must pay the maintenance fee and taxes for that year in advance of the December billing by contacting the reservations department for an approximate figure. Owners wishing to exchange a week will not receive a written confirmation form unless all fees are paid.

Policies and Procedures for Exchange

Step One: Familiarize yourself with Interval International’s Terms and Conditions of Exchange and the two methods of exchange: Request First and Deposit First. Your choice of exchange “method” will determine which week at the Summit you will reserve for the exchange.

Step Two: Call the Summit reservations department to reserve your week to trade. If you plan to use the “Request First” method of exchange, your Summit exchange must fall after your anticipated travel dates. If you plan to use “Deposit First” for your exchange, you may reserve any week within your time period that is the same color code as the time you wish to vacation in. The Summit dates may be reserved up to 270 days in advance. (Except when planning to travel outside the Continental United States). Your usage week may be booked up to one year in advance for an exchange. Holiday weeks are excepted from the one year in advance provision.

Step Three: Follow the Interval International procedure for the type of exchange you have selected.
  1. Special Note: If you receive a “Unit Return” of your week from the exchange company, it will be your responsibility to cancel the time with reservations if you do not plan to use it.

  2. Owners who exchange are responsible for any fees that are charged by the resort exchanged to, as well as all standard fees and taxes at the home resort.

  3. If your exchange request is not confirmed, and the week at The Summit is returned to you, it is your responsibility to cancel that week and reschedule your time if you do not plan to use the week booked.
